The existing property is a post war semi detached family dwelling located on a larger than average plot. The owner primarily wanted to extend the kitchen, which are notoriously small in this style of house. However, it was also advantageous to extend the dining room at the same time to provide a more contemporary kitchen / dining room that is light and airy.
The main advantage to this type of extension is the fact it does not require Planning Permission. In this case the extension did not exceed 3m in length or 4m in height which means it falls into Class A of the General Development Order as Amended in 2008.
