The existing house is a semi-detached modern 1990’s dwelling with an attached single garage. The new extension was designed to provide additional 1st floor accommodation over the garage. This is quite a common method of extending this type of property.
The main Planning Department consideration is creating a “terracing effect” by infilling the space between adjoining properties. This was not an issue in this case due to the property occupying a corner plot. From a construction point of view, building a cavity wall construction over a single-leaf garage requires a structural design to support the inner leaf of the new cavity wall.
