The existing property was a large post-war, extended, family dwelling located on a large plot.
Our client required a large conservatory that would be considered as part of the dwelling and not as an ‘add-on’ room. The main issue that related to this scheme was its size. As the conservatory exceeded 30m2, it was not exempt from the Building Regulations and therefore was required to be “steel framed” to comply with the structural aspects of the requirements.
To comply with the new thermal requirements the new conservatory also had its own separate heating zone to prevent the excessive heat loss.
"Building Regulations Approval was required for this project as it exceeded 30m2"
